We take our role as your letting agent seriously, setting out to demonstrate how Lettings and Property Management should be handled. More importantly how your portfolio should be taken care of, from single lettings to large portfolio's we take a very much hands on approach to ensuring you receive both the service and profits you deserve. We have worked with landlords who at no fault of their own have been suffering needlessly due to poor agents or bad tenants.

We aim to resolve issues quickly and bring a sense of sanity and calm to your cash flow. I'm not going to lie we don't manage hundreds of properties or lettings, and to be honest we never will. This is a choice and I believe a huge strength of ours. Elite Property Lettings only serve local properties and Lettings within Bolton, Bury and Manchester.

Being local to us we know the area well and can serve them rapidly and effectively. We genuinely care about our landlords and their Lettings and keeping a smaller Letting agency allows us more time and focus per property.

HMO stands for House in Multiple Occupation, and refers to a single house/building, or part of, which within it contains three or more residents who do not form a single household.
Typcially there are two types of HMO properties and occupants.
A property with more than three residents either related, friends, work collegues etc.
We call this a single household.
There are no locks on the room doors and everyone "shares" the entire property, The tenants would all be on one Tenancy agreement with one lead tenant nominated.
I am an experienced multi-let manager working mainly with HMO's (House in Multiple Occupation).
HMO this can, in turn put alot of landlords off.
I have even had discussions with letting agents who will not touch HMO properties.
However I thrive on them, the extra involvement required means standards can be better maintained at your properties.
Relationships with tenants are closer due to the more regular contact, allowing easier remedies with tenant issues (arrears, behaviour etc.)
Below is my view on the best and most successful way to manage your current/proposed HMO.
Typcial management from agents do not differ from the those offered to normal dwellings.
As already discussed managing HMO's are anything but normal.

Detailed Initial Property Inspection with safety, structure and cosmetic state for the current/proposed market.
One of the biggest issues and complaints we hear from both landlords and tenants is down to maintenance problems.

Delayed repairs cost money, leaking pipes damage flooring and decoration, damaged electrics can be dangerous and leave you liable and broken windows pose security risks.

The last thing you need is for your tenant to burn down the property and your insurance to refuse to pay.
Advise your home insurance company immediately before letting.
Also depending upon the area your property to let is, size and layout you may need a license with the council.
Councils will have in place selective licensing ranging from areas to just streets.
Also should you decide to split your property into bedsits, HMO, flats etc then a HMO license maybe required.
