At BeneFactors Property Management Limited, our aim is to manage your property or development, no matter what its size, as we would manage our own. Having personal experience of both sides of the factoring and leasing fences, we bring a fresh and exclusive approach to the property management and property leasing sectors in Aberdeen and Aberdeenshire.

Being an independent family-run company with a qualified and knowledgeable team, we guarantee each client receives unique attention at all times. We aim to assure our clients that we know your property or development inside and out. We carry out all our business activities in-house, keeping tight controls on both cost efficiency and quality.
Services
Our factoring service covers it all, from simple repairs such as changing light bulbs to more complicated matters such as roof repair work.
Regular stairwell cleaning on a weekly, fortnightly or monthly basis depending upon requirements.
This may also include window cleaning and bin/bike store cleaning.
Regular grounds maintenance on fortnightly basis in the summer months and monthly in the winter months.
The specification for the maintenance would depend upon the grounds but typically includes grass cutting, weeding of flower beds, trimming of bushes/hedges and litter collection throughout the site.
BeneFactors Property Management Limited offer a friendly, personal and professional approach to residential property leasing in Aberdeen and Aberdeenshire.
Our full management service is 10 % of the monthly rent amount.
We also offer a competitive discounted rate for landlords with multiple properties in their portfolio.
The only additional costs to our monthly full management fee is an advertising fee and an inventory charge.
These fees are applicable whenever the property is vacant, either at the start of the management service, or at a tenancy changeover.
At BeneFactors Property Management Limited, we try to ensure that the property leasing application process is as smooth and hassle free as possible - from the initial viewing right through to that all-important move-in date.
We strive to include in our portfolio, only rental properties that we would have no hesitation to live in ourselves.
We have been there and done that - personally!
Provided at each of our rental properties is a Tenant Information Folder which contains details of emergency services contacts, as well as instruction manuals of appliances pertaining to that property.
A good quality, well-prepared and accurate inventory is essential for any tenancy.
It is therefore crucial that the inventory is accurate in the event that deductions are required from the tenancy deposit - especially if there ends up being a dispute between the landlord and the tenant over the deductions.
A written report detailing the presence and condition of the decoration, fixtures and fittings and furnishings of the property.
The report also includes colour photographs giving an overview of each room, and documenting any defects or damage which may be contentious at the end of the tenancy.

Please note in line with Scottish Government guidance our office is open to the public on an appointment-only basis.
Contractors can still collect and return keys to Reception as normal.
