Paul Simon are one of the few completely independent estate agents specialising in Residential Lettings & Property Management. Established in 1986, our Directors maintain a hands-on approach and are passionate about property. The clients we serve and the areas in which we operate are the most important part of the business. Magic House Headquarters is home to Investment, commercial, development, valuation, planning & construction departments.

The residential sales offices are at Grand Parade Harringay N4 and marketing remains at our Park Lane W1 office. The level of service you require depends on how much involvement you are looking for from your agent.
Do you simply want a tenant find option (Let Only) whereby we conduct all the relevant reference checks and prepare the tenancy, or would you like us to continue thereafter collecting the monthly rent and deal with the property management.
Of course there is an additional cost for ongoing involvement but it could save you a considerable amount of hassle and time in the long run.
Where there are any gas appliances in the property provided by the landlord, the landlord must ensure that annual gas safety checks are carried out.
These checks must be carried out by a gas fitter/engineer who is registered on the Gas Safety Register (which has replaced Corgi).
A copy must be given to the tenant before the tenant moves in and the check must have been carried out within the 12 months before the new tenant takes up occupation.
Checks must be done annually at no more than 12 month intervals and copies of all certificates for checks must be handed over to the tenant.
A copy of the The Governments How to rent Guide must be provided to all tenants prior to them taking occupation of a rental property in the UK.
The guide serves as a checklist to guide tenants through every step of the letting process.
If the document is not served correctly you will not be able to serve a valid Section 21 notice in England.
