Arranging for works to be carried out when repairs/maintenance are required Carrying out quarterly property inspections.
An amount equivalent to one month's rent plus VAT for finding a tenant, thereafter 10% of the monthly rent plus VAT, payable three months in advance.
Letting Only Service payable in advance: an amount equivalent to one month's rent plus VAT.
Preparation of an Assured Shorthold Tenancy Agreement or Non Housing Act Tenancy Agreement 200 plus VAT (240 inc VAT).
Preparation of a Renewal Tenancy Agreement 100 plus VAT (120 inc VAT).
An amount equivalent to one month's rent plus VAT for finding a tenant, thereafter 10% of the monthly rent plus VAT, payable three months in advance.

If your property is subject to a mortgage, your mortgage provider must consent to the rental.
If you have a corporate tenant, this will need to be in writing.
In addition, if your property is leasehold you will need permission from the freeholder.
This can usually be obtained from the managing agent of the building.
You will need to provide each tenant with a set of keys together with a set of keys for Birkmyre Property Consultants if your property is to be managed by us.
Make a copy of any manuals or guides relating to any appliances at the property including central heating boiler, cooker, refrigerator etc., and leave a copy for the tenants.

The completion and signing of Birkmyre Property Consultants' Tenancy Application Form does not commit either Birkmyre Property Consultants or the Landlord (owner) to granting you a tenancy.
A decision as to whether the tenancy can be granted cannot be given until acceptable written references have been received by Birkmyre Property Consultants.
References are taken from a credit reference agency, who will check your finances, your employer and a character reference together with a previous Landlord/Landlord's agent (if applicable).
