The regulations surrounding HMO's have historically been more complicated and onerous, with varied definitions surrounding what constitutes an HMO and whether the occupation is by a cohesive or non-cohesive group.
The different types of HMOs are governed by different sets of regulations along with varying rules for amenities, room sizes and safety precautions.

It is very important to be clear about whether a property is a HMO by definition in law.
We will appraise your property and provide advice on monthly rent before finding you a tenant upon instruction.
Multiple occupancy 18% Inc VAT commission will be payable by the Landlord based on actual rent received.
Residential 12% Inc VAT commission will be payable by the landlord based on actual rent received.
Commercial 6% Inc VAT commission will be payable by the landlord based on actual rent received.
We will endeavour to contact the landlord by e-mail in respect to repairs.
In the event that repair is required as a matter of safety, or in the event that further damage will be caused to the property, we will carry out the repairs and charge to the landlord.
Offering viewings during evenings and weekends on houses, self-contained flats and shared accommodation, we will do everything we can to meet your requirements.
Once you have found your new home, we require copies of ID, credit checks, references, a signed standing order mandate and a deposit (excluding room only lets).

We specialise in the sale of investment properties in Hull and East Yorkshire, providing the buyer with everything they need to know regarding the sale.
We will prepare marketing photographs, rental income details and full descriptions before submitting these to our list of current investors, as well as advertising on all appropriate property websites.
Once the investor has acquired the property, we will facilitate the smooth transition for both the tenant and the landlord.
