The Consumer Protections Act from Unfair Trading Regulations 2008 and the Business Protection from Misleading Marketing 2008 requires estate agents to ensure that all fees are displayed correctly and sales particulars are true and accurate.

Per Prospective tenant, there is an referencing fee of 100, this is to cover our initial costs and the referencing fees.
Should you decide that you do not wish to, or cannot continue with the rental of the property, i.e. for an unsuccessful reference check or that you no longer wish to apply for the rental of the property, you understand that you are not entitled to the return of the application fee paid.
Should the landlord withdraw the property for rent during this process, then the amount, minus our costs, will be returned to you.
Should you decide that you do not wish to, or cannot continue with the rental of the property, i.e. for an unsuccessful reference check or that you no longer wish to apply for the rental of the property, you understand that you are not entitled to the return of the application fee paid.
