Mortgages Plus has been established since 2003 and offers independent mortgage advice along with access to a panel of leading insurance providers to meet all your other insurance needs.
A referral service is also available for any advice you may need on pensions, investments, equity release as well as tax and trust planning.
We search a comprehensive panel of mortgage lenders when we are looking for the most suitable deal for you.
By being part of a national network, we have access to some exclusive mortgage deals that you could not access by approaching the lenders directly.
If you have purchased a property or site in the last 10 years which is now in negative equity, there are options available regarding how to correspond with your mortgage company.
We have recommended clients to a firm who will act on your behalf in order to try and obtain significant debt relief from your mortgage company.
It is the legal responsibility of the vendor, to make sure an EPC is produced for your property.
Northern Ireland Legislation/EU Directive states that the EPC shall be made available to any prospective purchasers/tenants at the earliest opportunity and in addition, the conveyance process will not be completed by your solicitor in relation to a sale, unless an EPC is in place for your property.
Independent Homes cannot market any property without this but have an in-house assessor, Matthew Scott, who would be happy to organise this for a competitive fee.
If you are going to market your property for sale and need a valuation for this purpose, we are happy to provide one free of charge.
We'll tell you what your home is worth based on current local market conditions, and help you sell it in a time frame that works for you.
Remember, it is not the Owner or the Agent who is buying the property but the Purchaser and the property will also require a mortgage valuation if mortgage finance is required.
This valuation can sometimes be lower than the price agreed.
We are happy to recommend the services of several firms of solicitors with whom we have negotiated a discounted legal package.
Typical solicitor's fees for selling a property have been historically 1% of the sale price plus VAT but due to the difficult market conditions, you should be able to obtain a discount.
Fees for buying a new property should be similar.
There are other fixed costs such as Land Registry fees and possibly Stamp Duty so we recommend you obtain a quote immediately so you are aware of what the total cost will be.
