ID has to be provided in order for us to verify you are who you say you are.
Further information on the documents that we can use can be found on the governments Right to Rent page.
Please note that the holding deposit is non-refundable should you not take the reserved property within an agreed time frame, fail the credit checks, or give false information.
Deposit to be paid is equivalent of 5 weeks rent: (Example - Rent of 650 pcm = 150 per week = 750).
Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);.
There are around 30 deaths and 4,000 accidents annually in the UK involving electrics, so don't think it can't happen in your properties.
If you let property in England & Wales you must ensure that electrical equipment and the electrical system are safe.
There is currently no statutory requirement to have annual safety checks on electrical equipment as there is with gas, but it advisable to do so as you can still be liable if things go wrong.
You should ensure that tenants are given copies of operating and safety instructions for ALL equipment in the premises and you should carry out regular checks.
You must order an EPC for potential buyers and tenants before you market your property to sell or rent.
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and it is valid for 10 years.
The person selling the house, the landlord or the letting agent must show you the EPC if you're buying or renting.
A landlord's gas safety duties - what you should know?
Whether you are a landlord or a tenant, make sure you understand the laws about gas safety.
Running a property can be a stressful business.
But are you aware of your legal gas safety duties as a landlord?
Every year, landlords are conned by illegal gas workers who perform poor gas work, causing serious illness and death of tenants.
And if it's your property, it's your responsibility.
Being a tenant means there's always a landlord responsible for the safety of the gas appliances.
Under Section 11 of the Landlord and Tenant Act 1985, the landlord is legally responsible for ensuring the safety, working and servicing of all heating and hot water installations.
Although the wording can seem ambiguous, this also refers to open fires, Rayburns, Agas, coal and wood burning stoves.
This responsibility includes all flues and ventilation, therefore under this act, it is the landlord's responsibility to have all chimneys swept annually in a rental property.
We know many landlords who believe that if the tenant uses the fire, they should be liable but unfortunately the landlord cannot contract out of this responsibility.
