Meet the team who run Folkestone's best independent letting agency Hestia Property Services. I started Hestia Property Services in 2007 having managed my own investment properties for a number of years. I have passed the ARLA Level 3 technical award in Residential Lettings & Property Management and am also the head of operations at Hestia.
We are a home based letting agency preferring to use modern marketing and communication methods alongside traditional marketing but being home based ensures that we can provide an excellent service to our customers whilst ensuring we keep their costs low.Hestia has always been about fantastic customer service to our landlords and tenants and this is reflected in the high volume of recommended business that we secure.
My job is always very busy and I meet a variety of fantastic people which is why I enjoy running Hestia so much. I have been a Director at Hestia Property Services since it was started back in 2007. I focus mainly on marketing, social media, the website and systems.

We're clearly not known for our artistic talent or knowledge at Hestia so we decided we should get with it a bit and booked on to one of the Folkestone Triennial walking tours last Sunday.
What did we discover.?
Lookout is the third Folkestone Triennial exhibition with 21 specially commissioned artworks placed all over town adding to some of the permanent artworks from the previous exhibitions.
We met our friendly tour guide at the visitor centre at the bottom of the old high street towing along our 16 year old who would probably have preferred to be playing Fifa on his x-box but was on the promise of a roast dinner if he came on the walk too!

At Hestia Property Services we regularly take on properties from new landlords or from other letting agencies where tenants are already in place but with no inventory of the condition of the property when the tenancy started.
This leaves both the landlord and tenant open to risk of dispute at the end of the tenancy if there is no record of how the property looked when the tenants moved in.
We always say to landlords how important it is to have a professional inventory drawn up by an independent party so that the true condition of the property is recorded and agreed by the landlord and the tenant.

Landlords come into the business of managing property for a whole host of different reasons, but one thing they all seem to have in common is a lack of time.
We hear it so often from landlords, peoples lives are getting busier and busier and the additional time required to manage a property can be significant.
Juggling the management of your property, the demands of a tenant as well as everything you have going on in your own life is becoming increasingly difficult.
There is legislation around gas safety, the requirement to have an EPC, fire and electrical safety and it is necessary to ensure that you keep up to date on market and legislative changes and have the right tenancy agreement in place as well as following rental valuation trends to ensure you get the right price for your property.

The cute doggy in the picture is Dexter the Hestia Property Services dog - we love him lots but not all landlords agree that pets are good business.
Looking for the right rental property in the current market is always a challenge but when you have pets the challenge gets so much harder.
Around 45% of the population own a pet and there are more than 4 million households that live in privately rented accommodation so the issue affects lots of landlords, tenants and agents.
The starting point for some landlords is that 'pets cause damage' and because of this they quite often dismiss the idea of taking tenants with pets right at the outset, which cuts out a sizeable chunk of potential customers.
