Below you will find Compulsory and Advisory requirements which should you need, we are able to organise on your behalf.
Rent Smart Wales is a compulsory scheme being run within Cardiff Council but in partnership with all Local Authorities in Wales.
In order to comply with Rent Smart, all Landlords with rental properties in Wales need to register their properties with Rent Smart.
Failure to comply may result in prosecution.
Landlords will also need to ensure that the party managing their property/properties is licensed.

We will discuss your personal circumstances upon the viewing of your new property, along with the length of tenancy required, rent per calendar month and move-in date.
If on the agreed terms, you wish to proceed with renting the property, a holding deposit is payable, which the equivalent of 1 week's rent.
Some Landlords are more flexible/stringent as to what referencing they require but generally will be looking to confirm your employment, obtain a positive previous landlord reference and check your credit file to make sure the information provided in your application form is accurate.
If on the agreed terms, you wish to proceed with renting the property, a holding deposit is payable, which the equivalent of 1 week's rent.

From time to time as tenants you may encounter maintenance issues which require the attention of a competent professional tradesmen.
A member of our dedicated maintenance team will then revert back to you to keep you updated as to the progress of your repair or maintenance work, and arrange an appointment with a specialist contractor if necessary.
PLEASE NOTE: If the nature of your maintenance issue is extremely urgent then please contact the office directly.
If out of office hours, please send a text to both 07538 419243 and 07825 221702 - either Sue or Astrid (whoever is on call) will come back to you.
