Landlords have the option of a full range of property management services, as well as additional services such as preparation of tax information, all at competitive rates. Our tenants, meanwhile, will benefit from our choice of carefully selected property in great locations in and around Plymouth. And we really do choose our property carefully. We manage a smaller number of higher quality properties then many of our competitors so your experience as a Lifestyle Lets tenant will be as hassle free as possible.

And rest assured, your deposit is held securely in an insurance based tenant deposit scheme. Many of our property offerings are based around a number of select developments in prime locations in the Central Plymouth area but we also have a growing portfolio of houses and apartments in the suburbs and surrounding areas. We use the 'rightmove.co.uk' property portal to advertise all our properties, giving us international coverage and ensuring prospective lets reach a wide audience.

We are, of course, seeking to increase our portfolio of property to manage.
Services
We will endeavour to respond to any issues relating to the property as quickly as possible.
However, you should bear in mind that the majority of matters will be dealt with by our contractors or other agents and we do not have control of their schedules for carrying out repairs or attending breakdowns.
Problems occur with electrical appliances, doors, plumbing etc regardless of whether these are situated in rental or any other property.
Consequently, the service level you receive should be no different to any homeowner or occupier and in most cases will be much better.
As a landlord of a valuable property you will want the reassurance of knowing it is in good hands.
The information we seek about your property and how you want it managed helps us to give you the best possible service.
We offer a Full Management service with an initial set-up fee of 200 inc VAT, to register, inventorise, advertise and prepare the tenancy agreement for the property whichever option you choose.
We make use of agencies to thoroughly check references before letting the property.
We insist on a 'payment cleared' deposit equivalent to five week's rent and one month's rent in advance before handing over your keys.
We offer a 'Full Management' service which aims to completely remove the hassle of managing your property.
This includes inventorising the property, checking it regularly, overseeing maintenance, advising utilities of changes etc, as well as rent collection, production of statements, management of arrears collection etc.
There is always a good demand for quality properties that are sensibly priced, however, market conditions, location and time of year can all have an impact to the time taken to find a tenant for the property can vary.
Once you have agreed to rent the property you will need to pay a holding deposit to take the property off the market whilst we are waiting for your references.
This will be no more than the equivalent of one week's rent.
This will be withheld if any prospective tenant(s) or guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information or fail to sign their tenancy agreement or deed of guarantee within the agreed timescales.
We expect our tenants to pay a month's rent in advance and the equivalent of five week's rent, which will be held as a deposit bond.
Our reception is open for calls from 9am to 4pm Monday to Friday.
We monitor the office remotely at weekends and are available on Saturdays by appointment.
