We understand how important it is for our Landlord's to feel confident in the tenant we have found.
Under Regulations 35(2) it is duty of any person (i.e.
Landlord) who owns a gas appliance to maintain the appliance (including but not limited to gas boilers, fires, heaters, and gas water heaters) and the pipework and to keep both in a safe condition so as to prevent risk or injury to any person.
The owner i.e.
Landlord of any gas appliance must ensure that a qualified gas engineer checks each appliance for safety at least every 12 months, by a GAS SAFE registered person.
You will need to provide us with a copy of a Gas Safety Certificate (GSC) carried out no more than 12 months previously.
We will collect the Deposit of month and half together with initial rental payment from the Tenant at the commencement of the Tenancy.
We hold the Deposit in the capacity of Stakeholder.
We do so under the terms of the Tenancy Deposit Scheme in a Specific Client Deposit Account.
This is now EU law and forms part of the Energy Performance of Buildings Directive from the EU.
The ECP will give a building an energy rating and will assist people renting a Property to assess the likely heating and running costs.
If you have a mortgage you must obtain consent from your mortgage lender.
If you are yourself a leaseholder, you will normally require the consent from your Superior Landlord/Freeholder or their Managing Agent before you can sub-let the Premises to a Tenant.
In giving consent, the Landlord or their managing Agent will normally require you to provide references for your Tenant and for you and your Tenant to enter in to an Agreement to observe the covenants contained in your Lease.
The Superior Landlord or their Managing Agent may also charge a fee for giving such consent and any such fees will be payable by you.
