Sadly it's all too common for buyers and tenants to be shown a property by someone who's clearly never visited and knows nothing about it - something which is frustrating for everyone!
However at Phillip Mann, all our negotiators in your local office will endeavour to visit your property before marketing begins so they can talk knowledgeably about it.
What's more, we don't use ill-informed 'Saturday-staff' - with us potential buyers only ever get the attention of our full-time staff.
You'll also have a regular point of contact to speak to, but our state-of-the-art computer system means that speaking to anyone at the office should give you the answers you need.
We've done away with those property descriptions which are loved by agents and loathed by buyers!
Instead we write a more 'editorial' style of description which helps people get a proper feel for your property.
If you've been house-hunting, you'll know that photos are really important.
We'll make sure we take the time to take the shots that will make your property stand out in property listings, and look really good in print and online.
We even hire a professional photographer if needed to give your property sale that extra boost.
These days having a good internet presence is crucial - whether attracting buyers from around the world or just around the corner!
This is why we'll market your property, complete with photos, descriptions and floorplans, on all the most popular property websites, like Rightmove, as well as this one.
As soon as you instruct us, we'll send out your property to our large database of potential buyers, and follow-up the hottest prospects by phone.
What's more, because we're lettings agents as well, we're in regular contact with a string of property investors always on the lookout for new stock.
Sadly, it's still all too common for some agents to promise a high price, and then later claim that the market's changed forcing you to drop your price.
At Phillip Mann we take a different approach.
We'll give you an honest assessment of your property's value, backed up with evidence of similar properties that have sold nearby, and we'll ask for a fair number of weeks to try to achieve a sale at that price.
However we never forget that it's your asset, not ours, and if you have a price in mind that's more than our valuation, we'll work hard to achieve that - although in return we might ask for a slightly longer period of exclusivity in order to achieve your price ambitions.
